On March 26th, members of Rocky Corner met with representatives from Ion bank, our lawyer Carl Porto, and our housing consultant, David Berto, to close on the construction financing. There were a LOT of documents to sign! Here is Dick, as president of Green Haven, Inc., signing the first one.

We’ve Got Construction Financing!!!

WE’VE GOT CONSTRUCTION FINANCING!!! Just a few homes remain available!

We’ll be working with the lender as well as with the Connecticut Department of Housing, our lawyers, and other parties toward a closing in the coming weeks, and then construction can begin.

If you want to reserve one of the few remaining homes, do it now before they are all gone.

We have a few selected one-bedroom and two-bedroom homes remaining. If you’ve been thinking about moving to a cohousing community in Connecticut, now is the time to make a commitment. By the time construction begins in just a few months, we anticipate that all homes will be subscribed and under contract. (All offers, commitments and sales are subject to prospective buyers’ first receiving the public offering statement for the project, which is still being put together; nothing on this website can be taken as an offer of a unit for any binding purpose.)

ALSO, WE HAVE AFFORDABLE HOMES REMAINING—The first income-qualified applicant to meet the requirements for purchase for each unit will be assigned the home or placed on a waiting list.

Eclipse party

Those of us who could get away in the middle of the day yesterday gathered at Rocky Corner for an eclipse viewing party. “Party” means food, of course.

 

After some direct observation through approved eyewear, Bobcat showed up with his homemade reflecting telescope and set it up. He projected a good-size image of the sun and gave an off-the-cuff astronomy lesson.

New 2017 income limits for affordable homes published by state

For all those who have applied for an affordable home or who are considering applying for an affordable home, the income limits have been updated by the state for all income categories and household sizes. The new figures are available here. Changes from last year are significant increases at the 60%, 80%, and 100% area median income (AMI) levels.

Information Session at Clark Library

What is cohousing? Is it right for you? We will talk about our project in process and the newest developments in making Rocky Corner a reality.

What will our neighborhood be like?

What market rate homes are still available?

How would you apply to be on the waiting list for  an affordable home at Rocky Corner?

This 2-hour session will include an overview of co-housing in general and some details about Rocky Corner.

After the info session, we will take interested people to the nearby Rocky Corner property to see the beauty and potential of the land.  Because of insect and plant life, you should wear long pants, socks and closed shoes.

We hope to see you there at the Clark Memorial Library, Bethany, Saturday, May 13 from 1:30 pm to 3:30 pm.

Visit to Orchard Hill Farm

From Charlotte:

Nice community event which my family went to in Alstead, NH . . . Orchard Hill Farm has a bread bakery and permaculture farm. Tuesday is pizza party night in the summer, with bring-your-own toppings. You assemble your pizza with dough provided, and it’s baked in the wood-fired oven. Money supports a charity each week. A local band entertained (six musicians from a family of 10). Wonderful timber-framed shelter over it all!

Holacracy

Rocky Corner is one of many organizations using new forms of governance. Recently, the on-line, Amazon.com-owned company, Zappos adopted a self-governance system called holacracy which is very similar to Rocky Corner’s dynamic governance. You will see that they have “circles” (committees) that hold very structured meetings just like us.

We’ve received word that our application to the Connecticut Department of Housing for a $2.6 million affordable home ownership subsidy has been APPROVED! A huge thank you to everyone who helped with this, but especially to our housing consultant, David Berto, of Housing Enterprises, Inc., without whom this would not have been possible.

Starting today, May 27, 2015, our 13 affordable homes are available for purchase!

Singles, couples, and families who qualify will be able to live in energy efficient homes, ranging in size from one to three bedrooms.

Nowhere else in CT will you find another community like Rocky Corner. Together with other friendly neighbors, you will co-own a 4500 square foot common house and 33 acres of land that includes an organic farm.

You have the next 90 days, until August 25, 2015, to complete an application.

2. Download or read the information packet with the details about applying for an affordable unit.
2. Attend one of our info sessions being held over the next few weeks.

The West River is now a Connecticut Designated Greenway

The Rocky Corner property sits at the top of the West River watershed. So it’s exciting news that the West River is now officially a Connecticut Designated Greenway. The West River Watershed Coalition has worked for months to make this a reality, and they deserve congratulations.

New Haven alderman Adam Marchand writes, in his constituent newsletter,

Designation as a greenway enhances the ability of municipalities and non-profits to obtain funding in support of resource conservation efforts, environmental education programs and recreational development. Think about more trails and recreational facilities along the West River. Imagine better signage and easier public access. Think about what it would mean to have a cleaner river nearby. The possibilities are great.

Here’s the definition from Connecticut General Statutes:

“Greenway” means a corridor of open space that (1) may protect natural resources, preserve scenic landscapes and historical resources or offer opportunities for recreation or nonmotorized transportation, (2) may connect existing protected areas and provide access to the outdoors, (3) may be located along a defining natural feature, such as a waterway, along a man-made corridor, including an unused right-of-way, traditional trail routes or historic barge canals or (4) may be a greenspace along a highway or around a village. (CGS section 23-100)

Lake Chamberlain, downhill from Rocky Corner, is a reservoir for the New Haven water supply. It is at the head of the West River. Because of its sensitivity, we worked closely with the South Central Connecticut Regional Water Authority to protect Lake Chamberlain from any adverse effects of our development. Our stormwater management plan, developed by the Cheshire engineering firm Milone & MacBroom, is fully consistent with low-impact development (LID) principles. One water authority official indicated that our design is the first development in the region to fully embrace LID, something the authority has been urging developers to adopt for a couple of decades but that most developers have acknowledged mostly with lip service and token features.
